The Appraisal Process

PROPERTY TYPES APPRAISED

  • Problem Identification
  • Data Collection
  • Property Inspection
  • Market Analysis and Research
  • Determining Value Approaches (Sales Comparison, Income & Cost)
  • Reconciliation of Data Collected

WHAT TO EXPECT DURING AN ON-SITE INSPECTION

WHAT TO EXPECT DURING AN ON-SITE INSPECTION

During an on-site inspection of a property, an Appraiser will typically:

  • Conduct an exterior inspection
  • Conduct an interior inspection: room-by-room walk-through
  • Take exterior and interior photos
  • Measure/Sketch the floorplan/dimensions
  • Note the exterior/interior features, amenities, and condition
  • Note external factors such as neighborhood and market characteristics
